After all of my work in helping my sellers save their home, and their credit, from foreclosure, I was paid $0.00.  Why you ask?  Because of Bank of America sending “Approval Letters” that basically left me with no choice.  The first HUD we sent to B of A showed a rough Net Proceeds of $154,000 with about $14,700 worth of closing costs.  The first “Approval” letter we received requested a Net Proceeds of $159,500, problem was the closing costs stayed the same so this “Approval” required our sellers to bring $5,000 to closing, which wasn’t going to happen since they didn’t have that type of money in the bank.&lt;br /&gt;&lt;br /&gt;The buyer was willing to wait for me to get a revised approval letter from you.  After about a month of waiting we got another “Approval” letter, this time with a lower Net Proceeds.  I was happy to be able to see the light at the end of the tunnel….Until we noticed that this version did not allow for the Seller to pay for $3600 of the Buyers closing costs and the 2nd lien holder to receive a pay off of $2,000 rather than the $3,000 that was previously approved.  I knew that the buyer was not going to wait around while I tried to get a 3rd revision and knowing your policy of starting all the way back at step one if a file is closed, I knew I had to get this buyer to close on the house.  I did not think B of A would continue to postpone the foreclosure date without another offer.&lt;br /&gt;&lt;br /&gt;I told the sellers, the title company, and buyers agent that we would be able to get this closed and to start the closing process.  Simultaneously, I tried to get another revision from B of A, knowing that the “revision” we needed would get me paid.  I have yet to get word that a 3rd revision is coming….&lt;br /&gt;&lt;br /&gt;Instead, the $4500 (plus $100 out of my pocket) in commission that I had coming my way went to paying the $3600 in buyers closing costs and $1000 to satisfy the 2nd Lien Holder.  In such economic times as this I guess my only gratification is that the buyers agent made some money, the buyers lender made some money, the title company made some money, the inspector made some money, and the appraiser made some money.  The sickening thing is that because you dropped your requested Net Proceed but just forgot to enter the $3600 towards buyers closing costs, B of A ended up receiving a $4,000 overage.  Basically, B of A was paid MY COMMISION.&lt;br /&gt;&lt;br /&gt;I, myself, have my home loan through B of A and this experience worries me to be affiliated with your company at all.  As you might have guessed, I do not, and will not, do any personal banking with your company after this experience.  Not only that, the buyer decided she could not trust your company and pulled over $200,000 of her business accounts out of your company.  I am a real estate agent, I communicate with thousands of people a year and all of them have been hearing about my frustration dealing with your company.  I hope your “Upper Management” understands what this department is doing to the entire Bank of America name.  This type of story has been and will be spread and continue to lower your customer confidence. DAD FIRED HIMSELF! The official announcement came a couple months ago so this is old news to many of you. Everyone should know that Dad is adjusting just fine into his new/old role of Agent!...However, he continues to help out in the managerial side of things. I am also happy to report that his stress level has decreased and he seems much more comfortable around the office in his casual dress attire as apposed to the manager suit everyday!&lt;br /&gt;I’m also happy to report that our phones have been ringing off the hook with motivated buyers and sellers. We have multiple deals “in the cooker” that we will hopefully be able to get closed in the next month or two…&lt;br /&gt;Short Sales = Long Process&lt;br /&gt;I’ve been trying my hardest to talk positive about the real estate market whenever/wherever I can, especially with major media outlets. I’ve been lucky enough to be on the radio a couple times over the last couple months. KXL AM-750 has interviewed me a couple times on their morning news program about the current real estate market and the new Stimulus Plan. I was proud to go on air and spread the positive word about real estate. And I wasn’t lying!&lt;br /&gt;I was also contacted by some producers from the show “My First Place” on HGTV that wanted to know if I had any good applicants for their show. Within 20 minutes I had a couple submit some information and the three of us did a casting tape a week later. A week after that we got a call congratulating us for making the cut, my friends (a newlywed couple) and I will be on TV in the months to come. As soon as we know when the air date will be, you will be sure to know.&lt;br /&gt;A special thanks to those of you who voted for me “Best Realtor” on The Columbian’s “Best of Clark County 2009.” Because of you guys I received the 2nd most votes and am mentioned as a runner up! Yes, winning would have been sweeter but considering I sent out a mass email asking, begging for you to vote with 2 DAYS left in the voting I am very grateful to have placed #2. Especially considering the small timeframe, I am deeply grateful and appreciative that so many of you jumped right on the chance to vote for me as “Best Realtor.” And with a heavily biased response, I think you’re right!&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;WHAT'S NEW WITH KEVIN?&lt;/strong&gt;&lt;br /&gt;Big news this edition, I have a wonderful new girlfriend! Shortly after my last newsletter I started dating Lacey Hamerin (aka Lacey “Evans” from KXL’s morning radio show, how else did you think I got on the radio so much!?!?) Yes, she is the one that I climbed St Helens with and she kicked my butt up the mountain! Things are progressing very very well and we even made the decision to move in together. Scary! Unfortunately for both grandmas there is still no plan in sight for another family wedding or great grandchild!&lt;br /&gt;I know I’ve mentioned it a couple times but I will finally be remodeling my master bathroom. That means the last of the salmon pink that my house was covered in from top to bottom will be replaced. Thank the lord!&lt;br /&gt;Other than that, I have been sneaking in an occasional motorcycle ride every now and then (again, sorry mom/grandmas) and keep hoping for the warming, dryer weather to stick around. Dad vowed to spend more time riding this year now that he shed the role of “Big Boss Man” so hopefully we can get in some good rides this Summer.&lt;br /&gt;Dad and I have also had enough free time around the office to hunt for boats on Craigslist. My sales skills have been put to the ultimate test trying to convince Mom and Dad to buy a boat that Scott and I would like instead of a cheaper boat that would suit them just fine. So far “more quality family time” and “less debt” for either of their sons have been my best angles. I’ll keep the pressure on and hopefully sooner or later we’ll have some great “family” pictures from sunny days on the lake/river. Fingers crossed!&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;MARKET TALK&lt;br /&gt;&lt;/strong&gt;Short and sweet, it’s still a great time to buy and a tough time to sell. Period. However, as you can see I have a lot of paper left so I need to fill it up somehow. We have actually seen signs of the market turning around. The average sales price for property in Clark County actually increased from January to February and our office also sold more property in Feb ‘09 as we did in Feb ‘08.&lt;br /&gt;There are still many people that are scared to “jump off the fence” and buy right now because of the economy. In my opinion, prices are about as low as they will go, interest rates might be as low as any of us will ever see in a buyers market like this, and the government is offering some great incentives for first time buyers! If you haven’t already heard, the government is now offering an $8,000 tax credit to “first time buyers.” (First time buyers are considered anyone who hasn’t owned a home in the last 3 years.) The $8,000 does not need to be repaid unless the property is sold within 3 years. This credit is applied to your refund at the end of the year so it’s fairly easy to get cold hard cash!!! This will, and already has, sparked the real estate market. The credit is only good for homes purchased before December 1, 2009 so if you can, plan to buy this year and not next.&lt;br /&gt;I also have some food for thought for anyone that is still contemplating buying right now or waiting for things to “Hit the Bottom.” Those people waiting to buy at the absolute bottom of the market rarely buy at the right time. Typically, by the time we know we hit the bottom, we’re already on the upswing out of it and they miss out. Also, waiting is a risk. Will interest rates still be insanely low “at the bottom?” Will the perfect house for you still be on the market “at the bottom?” Even if prices do drop a little more, it won’t be much, maybe 3-5% at most, ask yourself this. Will you really save that much money if you wait 8-12 more months to possibly save $10-15,000? I would argue no. Even if the interests rates were the same in a year from now, you’ve missed out on 8-12 months worth of tax deductible mortgage payments (easily $1000 or more depending on the loan amount). People that are buying now will get their “Better Deal” when taxes come around and they a huge amount of deductions.&lt;br /&gt;If all of this isn’t enough motivation to buy, how about interest rates at 52 year lows!?! As I write this on the 24th of April, interest rates are at 4.625% on a 30 year fixed mortgage. Although, walking into your local bank and getting approved for a loan isn’t as easy as it used to be. You actually have to be able to qualify for a home loan now, go figure! Don’t let me scare you into thinking it’s too hard to get a loan though. It’s fairly simple, if you can truly afford a mortgage right now, you can qualify and you can buy. As you can imagine, banks are scared of more of their loans defaulting and going into foreclosure. The inventory, the deals, and the interest rates make right now an exceptional time to purchase real estate!&lt;br /&gt;Don’t worry sellers, you haven’t been forgotten about. Selling is sounding a little more possible now that the market is turning around slightly. There’s still a ton of “distressed” inventory which is bringing your values down but selling is definitely still a viable option. I know I’ve said it before but look at it this way. Selling your home for less than you think it’s worth is still worth it to buy a new property for much much less that it’s probably worth. I know selling your current home for $25,000 less than it was worth a couple years ago doesn’t sound appealing but when you can buy another house for $100,000 less than you could a couple years ago, it will help lessen the blow! Also, agents and buyers are getting tired of waiting on the banks response on Short Sale listings. With interest rates well under 5% and the introduction of the $8,000 tax credit to anyone that hasn’t owned a home in the last 3 years, the real estate market in Clark County, Washington has picked up a bit.  Don’t believe me?  Our inventory in January was 21 months, in February it was 18.6 months, the March numbers were just released and our current inventory is 11.6 months!  There were 100+ more homes sold last month than the month before. &lt;br /&gt;&lt;br /&gt;Also, I have no solid stats to back this up but the “good deals” that we have been following over the last couple months are all going pending or already sold now.  Don’t get me wrong, there is still a lot of property for sale right now but a majority of what I would consider good deals are what is being purchased.  Time to get motivated!&lt;br /&gt;&lt;br /&gt;If you’ve been wanting to sell but don’t absolutely have to it might also be a time to seriously think about taking advantage of this slight jumpstart in the market.  There is still an overwhelming amount of “distressed” (Short Sale &amp;amp; Foreclosure) properties on the market to deal with but more and more agents and buyers stray away from the headaches that follow distressed property.  No one likes to wait for months just to know if an offer was accepted or not and with short sales that is the timeline. There is good news for you first time home buyers or those of you who haven’t owned a home in the last 3 years.  There is now an $8,000 tax incentive for buyers that WILL NOT have to be repaid. &lt;br /&gt;&lt;br /&gt;If you buy a house anytime between now and December 1, 2009 you will be eligible to deduct up to $8,000 from your taxes over the next 1-3 years (final details still to be released).  The credit is only valid for personal residences, sorry, no investment properties.  You must also live in the home for 3 years or more or all or a portion of the tax credit will have to be repaid (again, final details still to be released).&lt;br /&gt;&lt;br /&gt;All of this is great news for our market AND mainly you buyers that will be able to take advantage of this opportunity.  Remember, not only are you going to get an $8,000 tax write off but you will also get all the tax benefits from actually purchasing and owning a home! In my opinion, we are going to see prices drop, SLIGHTLY, in the next 3-6 months.  Reason being, a tsunami of Bank Owned properties hitting the market. &lt;br /&gt;&lt;br /&gt;The “Bail Out” Bond that was passed by the government postponed many home foreclosures during November and December.  The government didn’t want people getting kicked out of their homes during the holidays.  So for the last 2 months, 75% of foreclosures set to be auctioned off have been delayed and rescheduled in addition to those already set to be foreclosed.  Here comes the title wave! &lt;br /&gt;&lt;br /&gt;The problem is that the “vultures” at the courthouse buying these properties aren’t going to have enough money to buy them all.  They will be even more picky and only buy the best deals, the rest are returned to the Banks possession and re-listed on the market.  This is where the flooding begins.  It would not be a surprise to see 150-200 properties a week NOT be purchased at the auction and end up as bank owned properties.  A WEEK!  On top of that, some bank owned properties are trashed, missing appliances or other fixtures in the house.  All this is going to do is bring prices down even more.  However, like I said earlier, I do not believe this wave will affect prices drastically.  Houses for sale for $200k now will NOT drop to $150k.  At most, I’d guess another 3-5% decrease County-wide.&lt;br /&gt;&lt;br /&gt;The reason it won’t drop too much is that people are already starting to buy.  If you’ve talked to me lately you’d know that I have been extremely busy showing property to prospective buyers. Houses with 1 Full Bath and 1 Half Bath (Toilet &amp;amp; Sink, No Shower/Tub) also appreciate faster than homes with only 1 Full Bathroom.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Heating Systems:&lt;/strong&gt; Homes with central heat (Gas Forced-Air or Heat Pump) are more efficient AND more valuable. Homes with Oil Forced-Air heat are fairly efficient too and are much cheaper (relatively) to upgrade to Gas Forced-Air or a Heat Pump than other older forms of systems.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Windows:&lt;/strong&gt; Homes built in 1994+ will have vinyl windows. Anything built before that with vinyl windows was either an option or has since been upgraded to better, vinyl, windows.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Lead-Based Paint:&lt;/strong&gt; Homes built after 1978 will NOT have any chance of having lead-based paint on the exterior of the house. Anything built prior to 1978 could have lead-based paint but hopefully previously fixed by the owner.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Old Homes:&lt;/strong&gt; Homes built in the 1930’s or before should have their Electrical and/or Plumbing systems checked out. How you ask?  Well, we just keep finding people interested in taking advantage of the current market.  Just last month I was able to help some first time buyers find a BRAND NEW home and all they spent out of their pocket was $253!  Were they excited?  Yes would be an understatement. &lt;br /&gt;&lt;br /&gt;Since my last edition, much has changed around the office.  With the market still slow and agents dropping like flies we’ve merged our Salmon Creek Remax office and our office here at the Vancouver Mall branch.  It’s been a good thing so far, having more agents around the office gives off the feeling of people being busy.  Whether we all are or not is yet to be seen.  Another positive about the merger is that those that are still left in this business are, for the most part, the successful ones.  Trust me, still being the “new kid“ and being surrounded by even more good agents has been very beneficial for me.  All the “new” agents have been very generous and eager to share their knowledge and experience.&lt;br /&gt;&lt;br /&gt;I’ve started two new ways to market/advertise/keep in touch with those of you interested in the Clark County real estate market or just me in general.  The first is on YouTube.com.  It was an easy decision, take videos of property we have for sale and put them on one of the highest visited sites on the internet.  Man, this real estate stuff is hard! What a wonderful night it was.  I am also glad to report that the newlyweds had a great time on their honeymoon in St Maarten.  There was a lot of lounging on the beach and A LOT of catching up on sleep since neither of them did much in the short weeks leading to the big night.&lt;br /&gt;For those of you unable to attend the wedding, you’ll be happy to know I didn’t make a fool out of myself for the big Best Man/Brother speech.  Drinking was kept to a minimum and I was reminded all night by “loving” friends and family to not ramble on for too long; a family trait from both sides.&lt;br /&gt;&lt;br /&gt;A week prior to the wedding I was also fortunate enough to hike to the top of Mt St Helens.  Some old time friends, Danny &amp;amp; Marta Fay, were in from Utah and invited another friend, Lacey, and me to tag along.  I found out quickly that running a couple times a week was no match for the shape I should have been in!  The marathon running, weekly hiking, living at altitude tag team of Danny and Marta made me feel like a fat couch potato.  However, through all of my pain and complaining I made it to the top and I’m glad I did.&lt;br /&gt;&lt;br /&gt;The only other news I can think of to report is that I had my kitchen remodeled.  Out with the old multi-shade reddish/orange-ish cabinets and baby blue Formica counter tops and in with new white cabinets and gray granite tile.  What a difference!&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="font-size:130%;"&gt;Market &lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;Special Guest Writer, DAD!!!&lt;br /&gt;&lt;br /&gt;Good Market – Bad Market&lt;br /&gt;&lt;br /&gt;Hard to believe anyone would call this a good market now that 20% - 30% of the home sales are REO (foreclosure properties) and seller Short Sales (sellers selling for less than debt owed)! This makes getting market value for your current home very difficult to do. But if you’re choosing to step up into a larger home or a home on acreage there couldn’t be a better time. If your current home won’t sell at market value, the new home you’re purchasing will probably be discounted significantly more than what your leaving behind. Even the people who have begun thinking of their first investment rental home can make fantastic purchases right now. If you’re thinking is to save the money for a future college fund or retirement, real estate is still the safest investment. Let a renter help provide you a write off today and appreciation for tomorrow. When you realize that your real estate investment is appreciating times the total value of its net worth and not the actual investment capital that you used for down payment, the interest rate actually earned is quite high. I’ve yet to get any tax relief or write off on any of the stocks I’m currently holding. It’s not uncommon for a 3 bedroom two bath house to be selling significantly under the $200,000 price range right now where’s as two years ago this product was not available at this price plus along with being driven up by multiple competing offers and absorbent closing costs on buyers loans.&lt;br /&gt;&lt;br /&gt;So with the Market loaded with vacant homes in all price categories offering significant price reductions and the inventory at an all time high, there’s a great selection for a good solid real estate investment opportunity. I know the next question is financing. The news is filled with how hard it is to get a loan right now. Actually that is only partially true. If you have good credit and some down payment most of the original loans are still available. 3% down FHA with seller paying closing costs has been an excellent loan since I’ve been in real estate (29 years). Non owner occupied loans are a little more costly needing 20% down but these funds can come from a existing home equity line or the sale of that good ole stock portfolio. Owner occupied rates are still under 5.625% with non owner properties running slightly higher at .5% add or 6 ¼ today. Wow what rates! In 1981-1985 the rates were consistently above 16%! Ask me because I was there!&lt;br /&gt;&lt;br /&gt;So what got us here and what’s going to get Clark County economy moving again. The end of 0 down, non qualifying, unprotected loans with high closing costs that made the lenders a huge amount of profit but left the Banks and Governmental Agencies that purchased these loans on the hook for huge amounts of non qualified buyers that are now forfeiting on their loans. Wow what an interesting concept, down payment and the need too qualify for the loan you’re receiving. Low down payment loans really do need Private Mortgage Insurance! Now that we’re seeing the return of investors and landlords buying homes in this market the bottom normally is within site. Rents seem to be higher than normal and vacancies are low. Even I have purchased a rental in the last 30 days! I heard a quote the other day that more millionaires are made in a down market than an up market. I truly believe in this and in Clark County real estate. As the vacant and foreclosed properties are absorbed back into the market place and with the current lack of new construction starts there will be more pressure on existing property which as usual will start the appreciation back up. I’m projecting a jump in the first year or two since housing is below cost right now. I’m happy that my retirement is not totally effected right now since my rental units just keep paying off every month. I wish I could say that about my 401K program!&lt;br /&gt;&lt;br /&gt;So my comment would be “buy if you can”. If your job is solid and your credit cards are within reason please look at buying up or making your first investment. Take advantage of the current market conditions. With the foreclosure market surging, buyers have been reaping the rewards in Clark County! &lt;br /&gt;&lt;br /&gt;Right now, I can't motivate my first time buyers enough.  It is not 2005 but it is prime time for those that have never purchased a home to get in cheap and start with some equity!  With 100% financing programs and sellers contributing to buyers closing costs it's possible to buy a house for $253 out of pocket.  No Joke!  I have some very happy buyers that just did this!&lt;br /&gt;&lt;br /&gt;I've noticed many Realtors acting down in the dumps and gloomy about the current market situation but I am enjoying it. Yes, having listings right now can be a little nerve racking but buying clients are golden! Currently, there are no options for less than 20% down.  I would like lenders to go back to offering 5-10% down programs for "investor money."  Why?  If a buyer is planning on using the investment property as a rental they are probably going to have an easy time covering their mortgage, even without 20% down.  Real estate values have been declining but rents have been staying steady, if not rising!  On top of that, the rental market is going to be strong for many years to come with so many home owners going through Short Sales and Foreclosures taking big credit hits.&lt;br /&gt;&lt;br /&gt;Investors buying more real estate will benefit everyone (at least in our industry).  Agents will sell more houses, lenders will process more loans, title companies will have more closings, etc...Everybody wins!  Instead of an investor buying one rental, with the same amount of money they could buy 2 or 3.
